Electrical Installation Condition Reports (EICR's)

These are often known or referred to as Electrical Survey, NICEIC certificate or landlord reports. We have extensive knowledge and experience of carrying out fixed wiring tests and the associated certification. We frequently test everything from a single domestic property up to commercial installations with dozens of distribution boards.

How Often Should An Electrical Installation Condition Report be Carried out?

The institute of Electrical Engineers recommends the following maximum time frames between inspections and testing:

  • 10 years for a domestic property
  • 5 years for a home that is rented out
  • 5 years in educational establishments
  • 3 years in leisure complexes (excluding swimming pools, which should be tested annually)

A full electrical inspection should also be undertaken when a property is being prepared for letting or when selling or buying a property. Following an inspection, we can then issue an electrical condition report detailing any non-compliances with current regulations.

Objectives of an Electrical Condition Report

  • To maintain data of the inspection results and ensure the installation is safe for use until the next inspection
  • To detect any signs of wear and tear and any other issues that may affect safety
  • To detect any components that do not meet IEE regulations
  • To detect any problems that may cause overheating and electrical shocks

Following an Electrical Inspection, the client will be issued with a report of how your electrical installation is holding up to everyday life.

Howver any issues found will be delivered with codes to the potential problems:

Code 1 – Danger Present, risk of injury, immediate action required
Code 2 – Potentially Dangerous – Urgent remedial action required
Code 3 – Improvement recommended

Where there are Code 1, & Code 2 Issues, then a Quotation follows for Remedial works to rectify the situation, however when these quotations are raised, then often some Code 3's are included as they can be affected by the other 2x codes.

We have been very impressed by Bright Spark Electrical Services. Karen Smith visited us to discuss our requirements and gave advice which cut our costs. The work was carried quickly and on time with excellent results. The areas affected were clean and tidy when the work was completed. We had a slight problem with a unit but it was dealt with as soon as it was reported. I have no hesitation in recommending this company and will definitely contact them again for any further electrical problems.

We used Bright Sparks to resolve some electrical problems. They succeeded where previous electricians failed! We found them to be reliable, courteous and fairly priced.

Prompt courteous service, with very competitive rates. I have no reservations to recommend this Company.

The guys did a great job yesterday – and were very accommodating too (putting things back in cupboards that they had to remove.) I gave them regular coffee / tea (and my wife made them a couple of Apple buns too) – and last night I gave them each a bottle of VERY good wine as a small thank you. GW - Hildenborough

Thank you for attending my “Emergency Call out” there was smoke coming out of my socket. I telephoned at least 15 electricians after 7:15pm (in the evening) when we discovered the smoke coming out of the Socket. Their phones not even being answered. The next on my list was Bright Sparks, who were the only ones to answer the call - literally within a couple of rings, and was answered by a lovely lady who reassured me that help would be on the way. The Call was sent to your emergency electrician who called back within 15 minutes, and was able to attend within the hour, and fix the problem. Thank you. Excellent Service
